Property Listing Rules

These Property Listing Rules (rules) are applicable for the use of the Administrative Panel of nmrealestates.com from Agents/ Individuals (you) uploading properties at NM Real Estates' website.
We may change the rules at any time without notice.

You must accept and agree to abide by the provisions of this Property Listing Rules in order to receive access to NM Real Estates' Administrative Panel.

The Upload Property section of NM Real Estates was designed for advertising of properties for sale and lease only. Therefore advertising anything that is not real estate is not allowed.
By advertising a property for sale or lease you guarantee that you have been authorized to do so by the owner or you are the owner of the respective property.

When a property was sold it should be removed or marked as sold and then removed from the Agent/ Individual advertising it within 3 days of the sale. If a property is listed with different agents, only the selling agent should mark it as sold.

The Title of every listing should contain no more than six words.
The Title and the Description of every listing should be written in Latin letters and in English; and only points, commas and dashes are allowed as special characters.
The Description of every listing should have a meaningful text and not containing keywords and phrases only.

Unacceptable Use of Upload Property Section

We do not accept the following practices from Agents/ Individuals who have been granted access to NM Real Estate' Administrative Panel:

Uploading listings of other than real estate

We do accept properties for sale or rent only on NM Real Estates' Upload Property section. Mobile homes, caravans and boats are not considered real estate and therefore are not appropriate for listing.

Advertising your business/ third party associates

The listings' titles and descriptions must not contain details advertising your business, such as website and email. Inserting the name of your business associates in the description or in the title is not acceptable. Inserting the logo of your agency or business instead of photos or images of the property you are listing is not allowed. You have to fill this information in the appropriate fields in the uploading form.

Re-listing of properties, multiple listings, duplicate listings

It is not allowed to remove and then list the same property as new.
Listing more than 5 unique properties at the same address (for example: different apartments from a building) is also not acceptable; these entries must have different titles, descriptions and photos/images in order to be treated as unique.
Listing the same property with different price is not allowed.

Incorrect photos/images, logos and locations

Uploading photos or images of other than the listed property is not allowed. Only photos, computer generated images and floor plans are acceptable, we do not allow animated or cartoon images to be uploaded.
We accept jpg files no larger than 100 Kb in size only.
Listing a property under inaccurate location is not acceptable.

Misuse of subscription

Using your subscription to advertise other Agency/ Individual's properties, who have not subscribed for access to NM Real Estates' Administrative Panel, as yours.
Impersonating another person/ persons or agent.
Reselling or assigning your subscription to another person is not acceptable.

Other Unacceptable Use

Publishing misleading material in the adverts whether all or only part of its content is considered deceitful.
Publishing adverts that disclose private or confidential information or seeking to discredit another business or person.
Publishing material that might be considered obscene, offensive or abusive; infringe the intellectual property law; unlawful or illegal.

Breach of Property Upload Rules

Any unacceptable use of the Upload Property section on NM Real Estates will be regarded as a breach of your agreement with nmrealestates.com for the use of the Administrative Panel in order to upload your properties on our website.
A breach of these rules will lead to your subscription being suspended and the removal or deletion of your adverts from nmrealestates.com.

Directory Submission Rules

NM Real Estates is a directory for real estate only. We aim to make NM Real Estates really useful for our visitors. This is the reason that we set up these submission rules. Please, read them before submitting a site. We reserve the right to reject, remove or delete any site that does not correspond with the rules.

The Title of every listing should contain no more than six words.

The Description of every listing should have a meaningful text and not containing keywords and phrases only.

We publish URLs consisting of domain names only, which usually lead to the Home page of a website. We would not publish extensions after.com, co.uk, .biz etc, if submitted.

We do not accept:

• Websites under construction
• Mirror websites. Only one URL for a website is allowed.
• Websites that contain pop-up windows
• Websites which URLs lead to another sites
• Websites overloaded with keywords and key phrases
• Websites which texts are not in English
• Websites with low quality design and overloaded with adverts
• Only an IP of a website, we need the proper URL address

Websites which contain:

• sexual or pornographic image galleries
• selling sex toys and other sexually orientated products or adverts
• links to other sex-orientated websites
• gambling websites

Websites with illegal content, including:

• Websites with child pornography
• Websites promoting or selling drugs, weapons or other illegal products
• Websites spreading any kind of discrimination, violence, hatred and fraud
• Websites containing any materials that breach in any way the copyright codex
